Overview

The Design‑Build Superintendent oversees the safe and efficient execution of field operations for commercial and industrial projects ranging from $250,000 to $10 million. Position requires a strong focus on project specifications, drawings, and industry standards while coordinating daily with the Project Manager and subcontractors. Project Superintendent must be capable of leading company expectations and initiatives thoughout their team.

Responsibilities

Essential Functions/Major Duties:

  • Supervise/perform general construction activities as assigned.
  • Manage subcontractors and hold accountable for safety, quality, schedule and budget.
  • Coordinate with the Project Manager on the site activities, status, issues, etc.
  • Manage and settle onsite disputes. If unable to resolve onsite, notify the office immediately.

  • Ensure work performed conforms to drawings, specifications and at a minimum construction industry quality standard.
  • Contact, schedule and ensure all required inspections (client, local, state, etc.) are performed for the project. Note: Ensure all trades inspections are scheduled and performed.
  • Identify and correct any unsafe conditions or practices on the project.
  • Provide site awareness and safety training for all employees and for each new individual and/or crew arriving at the project site.
  • Report accident/incidents per company policy.

Perform job specific responsibilities as follows:

  • Review estimate: understand project scope, contract, drawings, specifications, cost structure, budget, plan, project specific safety issues, resources, schedule (duration & work hours), close out, etc.
  • Create detailed CPM construction schedule.
  • Provide “Move in” list to Maintenance and project manager.
  • Complete the “Pre-Job Planning” form and review with estimator, project manager and division manager.
  • Determine what resources (materials, subcontractors, equipment, labor force, etc.) are needed and schedule well in advance of the activities to be performed.
  • Determine and understand self-perform work. Develop crew size, schedule labor force with the office, and assign tasks and duties. 
  • Attend pre-job meetings with clients and project managers.
  • Establish credit in field as needed. Issue field purchase orders and expedite materials.
  • Order expendable materials and tools as needed. Maintain business relationships with suppliers.
  • Schedule and coordinate rental equipment with office.
  • For each billing cycle, estimate quantities or percentages complete for projected costs. Keep cost records and quantities for use of both field and office.
  • Distribution of revised project information to onsite personnel (subcontractors, etc.) as provided by the office.
  • Clarify drawings and specifications for field personnel. Work out details with client field representatives.
  • Check material requirements, review project purchase orders. Verify that delivery dates will meet the project schedule requirements.  Receive, inventory, and control material flow to expedite project completion.
  • Hold job meetings, familiarizing field personnel with applicable laws and site-specific safety information. Inspect the site for unsafe conditions that may have been overlooked and obtain safety equipment and material needed to conduct a safe project.
  • Hold toolbox safety meetings each morning prior to starting work. Attendees (subcontractors, inspectors, employees, etc.) must sign the attendance list.
  • Develop and maintain redline drawings throughout the project. Additionally, on a regular basis, review all subcontractor redlines.  Upon project completion, compile and provide a clean set of redlines and turn into the office for project close-out documentation.
  • Provide project schedule update information at a maximum interval of every two weeks.
  • Provide a weekly report containing a description of the activities performed this week, the activities to be performed next week and the third week as well as action items.
  • Take photographs of the project site on a regular basis. This should include any underground utilities prior to backfill, project progress, any issues that may arise, etc.  An electronic copy of all project photographs must be turned into office with the project closeout documentation.
  • Enter data into timesheet, daily bulletin, tracking, etc. daily. If the project is “Time & Material”, the daily T&M report must be completed & signed by a client authorized representative each day.
  • Notify the office immediately of any potential changes in project scope (i.e. drawing revisions, owner requests, unforeseen conditions, etc.).
  • Responsible for project communication with office, subcontractors, onsite personnel, etc.

  • Obtain a signed “Project Completion Statement” from the Client’s authorized representative.

Other duties as assigned.

Qualifications

Competencies (Knowledge, Skills & Abilities):

  • Minimum 5 years field construction supervision experience of commercial/industrial projects ranging from $250,000 to $10,000,000
  • OSHA 30
  • CPM scheduling
  • General knowledge of:
    • OSHA standards
    • Industry construction standards.
    • Project estimate, construction and close out phases.
    • Project requires inspection process (client, local, state, etc.).
  • Strong problem-solving skills, basic accounting principles knowledge, documentation skills, research and resolution skills, data analysis and multi-tasking skills.
  • Ability to write routine reports and correspondence, as well as the ability to calculate and apply mathematical concepts.
  • Ability to prioritize multiple tasks.
  • Excellent communication skills; verbal, written and interpersonal.
  • Must be able to anticipate problems and use sound judgment and tact in handling confidential and other matters.

Working knowledge of Microsoft Office Suite.
